SPECIAL CONDITIONS FOR LONG TERM LEASE AT THE M&M's RESIDENCIAS

For monthly reservation of less than three months, the deposit is 50% of the total lease is due at the moment of reservation. In addition to the balance of the total lease to be paid at arrival, for reservation of one or two months, we need to receive at arrival per apartment rented in addition to the above described security deposit, a flat fee for the electricity usage which amount will be indicated to you at moment of booking. For leases of more than two months, a provision for electrical use is to be paid at arrival and the payment of the electricity needs to be done each month for the previous month consumption when the electrical company provides the electrical bill to us. The electrical cost for your last month will be calculated as an average of the past electrical bills.

For monthly reservations of three month minimum, at time of booking, we need to receive the payment of the last month rent. Al Arrival, in addition to the first month rent, we need to receive in cash per apartment rented a refundable $200.00 security deposit in cash in case of eventual damages to the rented place and as provision for the electricity use. The last month rent will be used to pay the last month of your lease and the security deposit will be held until the end of the lease. Payment of each rent can be paid in cash, certified bank check, by Pay Pal (+ 2%) or credit card (+ 2%) at the office of M&M's Residencias. Payment of the balance can be done just before arrival the same way you did the payment of the deposit. All subsequent rents are to be paid in cash or with any of the major credit cards (+2%), as indicated above, to our office or to a bank account that we will have indicated to you. Payment of the electricity needs to be done each month for the previous month consumption when the electrical company provides the electrical bill to us. The electrical cost for your last month will be calculated as an average of the past electrical bills.
